The Forest Cottages Tariffs and Booking Terms

Dogs:  £15 fee per dog per cottage for dogs staying with guests in cottages

Tariffs include central heating and electricity, bed linen but not towels.

There is no winter charge or booking fee.

WIFI Internet and Mobile phone coverage
WIFI Internet, up to 5 devices, Now Free of Charge
Vodafone, 3, T-Mobile, Orange and Virgin coverage is good.
O2 coverage is accessible from our lane about 1/4 mile away.

Wood for wood burning stoves
Baskets of fire wood are available to purchase at £5 per basket

Extra beds
Extra beds must be requested at time of booking.  1 adult or child's bed may be added to Forest Keep and Forest Cottage.  2 children's beds may be added to Forest Lodge.

Baby under 2:   cot - No charge, linen not provided
Child under 16:  fold out bed with linen - £25 for up to 7 nights
Adult over 16:   full size single bed with linen - £40 for up to 7 nights

Towels

Bathroom towels can be provided at a charge of £5 per set (bath and hand)
Hot Tub towels can provided at a charge of £2 per towel

Recycling deposit

A recycling deposit of £20 is required within the £100 pre-authorisation request and covers the cost of separating recycling from household waste or removing recycling to the Recycling room where bins are provided for cardboard & paper, plastic & tins and glass. Changes to council collection methods means that household waste must be reduced to a minimum with all recyclable materials removed. No claim against the pre-authorisation is made as long as no recyclable materials have been placed in household waste bags. The £20 charge is claimed against the pre-authorisation if we need to separate recycling from household waste after departure or move it to the Recycling Room.

 

Security deposit

A security deposit of £80 is required within the £100 pre-authorisation request and covers the cost of any damage or breakages in or to the accommodation, along with any additional costs that may result which are caused by you or any member of your party. No claim against the pre-authorisation is made as long as you or your party has not caused any damage or loss, the cottage has been left in a reasonably clean and tidy condition. All crockery, cutlery, pans, etc must be washed and put away. Any cost for damage, breakage, extra cleaning or washing up will be claimed against the pre-authorisation up to the full charge of £100.

 

The £100 Recycling and Security Deposit is a pre-authorisation request only and no charge if made to your card unless there is a problem.

 
Booking periods
Cottages are let on a weekly basis all year round and short breaks are available in mid and low seasons. We may be able to offer short breaks during high seasons. Please refer to the reservations page for details.
7 night breaks are usually from Friday to Friday but other start days may be available
2 to 6 day short breaks may be available

Multiple cottages and pets

Cottages may be booked together for family groups but Forest Lodge may not be booked in addition to another cottage if a pet is staying. See terms regarding Occupancy below. Hot tubs are not included.

   Occupancy
• Except with the prior written consent of us, the occupancy should not exceed the number stated on the booking form. We reserve the right to terminate the letting forthwith in the event of breach of this condition.
• The cottage may not be used as a venue for an event (party, family gathering) if the number attending exceed the maximum capacity (bed spaces) for the cottage.
• For groups with more than 4 adults a charge of £10 per person staying is applied. Eg a group with 5 adults is £50 and 6 adults is £60.

• Couple only occupancy may be available as a reduced cost in which case only one bedroom and one bathroom is made read and no other guests are permitted.

Hot Tub Use
Hot Tub Jacuzzi spa for Forest Cottage and Forest Lodge
If you are pregnant, have high blood pressure or any cardiovascular condition or on medication please do not use the spas.
Alcoholic beverages must not be consumed before of during use of the spa.
Food must not be consumed in the spa
Children must be over 8 years old to use the hot tub and only with adult supervision.
The temperature is normally set at 38C and for children this should be reduced.
Suncream and skin products must be removed before entering the spa.
Hot tub lid must be kept on when spa not in use.
Soap, shampoo or other cleaning products must not be used
The hot tub is private to Forest Cottage and Forest Lodge and is included in the tariff
Should the hot tub be unavailable due to a technical fault for more than 2 days during a stay then a refund will be given on a daily pro-rata basis of 10% of the applicable tariff.
Any damage caused by misuse must be paid for.

 Non-Smoking Policy
To comply with UK law, smoking is not allowed in any cottages or buildings.

 Kennelling

Free of charge
£5 per night for heat lamps on cold nights if required
Dogs must have been wormed and treated for flea prevention within 1 month of arrival and be up to date with vaccinations. Proof of this (eg certificates, dated receipts) may be requested on arrival. Please note that all dogs remain the responsibility of their owners at all times. Liability is not assumed in any way whatsoever by the proprietors.

Dogs are not allowed in Forest Lodge.

Booking Terms

An agreement incorporating these terms and conditions is formed when you make a booking by telephone, post or email. Full address details and a contact number must be provided at the time of booking.

 Payment
• A booking deposit of 50% is payable within 48 hours of making a booking else the booking will be cancelled.
• The balance of the cost of the holiday is due 6 weeks before you arrive.
• The recylcing and security deposit of £100 per cottage is required to be paid at the time of the balance payment.
• A post dated cheque for the balance can be sent with the deposit to be cashed at the appropriate time.
• Cheques payable to Forest Cottages
• We will not send you confirmation that your payments have been received unless you request this specifically.
• If payments are not received when due we reserve the right to re-let your week without informing you.

 Credit and Debit Cards
We can accept the following debit and credit cards for payments: MasterCard, Maestro, Visa, Electron, Solo, JCB subject to the following charges on all payments including the security deposit:
Bank transfer, cash or cheque No fee
Debit Cards 1% transaction fee
• Credit cards and Intrenational debit cards: 2% transaction fee

 
Cancellation and insurance
• Once you have made a booking, you have entered into a legal contract, even if you have not paid a deposit.
• The deposit is non-returnable
• If you cannot take your booking for whatever reason you should inform us immediately.
• If you cannot take your booking we will try to re-let the cottage but if the cottage cannot be re-let you will be liable to pay the full cost of your booking, even if you cancel before paying the balance.
• If we succeed in re-letting the cottage, which may be for a lower value than your booking, we will refund the balance paid up to the value of the re-let price minus a £30 administration fee
• Since you might be liable for the full cost of your booking if you cancel, we strongly recommend that you take out cancellation insurance for your holiday.

 Arrival
• Your cottage will be ready for you from 3 pm on the day of your arrival unless otherwise agreed in advance.
• Please let us know if you will be arriving after 6pm.

Parking
• We have allocated space for 1 vehicle per cottage but additional space may be available in the Guest House parking area. Please do not park additional vehicles in the courtyard.

  Key arrangements
• One key to the front door of each cottage is provided on arrival.
• Please collect your cottage key from the Guest House between 3pm and 6pm and similarly return your cottage key to the Guest House on departure.

Biological products
• We do not have mains drainage so please do not use biological washing products.

Departure
• Please vacate your cottage by 10am on the morning of your departure. Late departure may be possible by prior arrangement.
• The gap between departure and arrival times enables us to thoroughly clean the cottage however we do expect our cottages to be left in a clean and tidy condition (ie plates / cutlery clean and put away, fridge emptied, worktops wiped down, rubbish and recycling bagged and put out.

Dogs in cottages
If you wish to bring a dog with you this must be disclosed to us at the time of booking. Please refer to the page on pets for details of our terms concerning dogs staying in cottages.  Dogs may be allowed to stay in cottages but are not allowed to stay in Forest Lodge. Forest Lodge may not be booked with other cottages if a pet is staying.

Damage and breakages
• You are responsible for paying to remedy any breakages or damage you cause to the cottage and its contents. Please report these as soon as possible and before you leave. Any cost for damage, breakage or cleaning will be deducted from the security deposit prior to its return. For any cost in excess of  the value of the security deposit we send you an invoice which will include an administration charge.
• Occasional damage and breakage is unavoidable and for this reason we do not normally charge for minor breakages (e.g. glassware, crockery) provided these are reported before you leave (there is no need to report minor breakages immediately). If possible please replace breakages with similar items.

Complaints
• Should you find any faults or problems with the cottage or have any complaints during your stay please advise us of these immediately (rather than at the end of your stay) so that any appropriate action can be taken.

Unavailability of cottage or cancellation of holiday
• We will cancel your holiday if the cottage is unavailable for reasons beyond our reasonable control or (because this is a family-run business) in extenuating family circumstances.
• We will attempt to offer you alternative accommodation either with ourselves or other accommodation providers in the area. If this is either not possible or is unacceptable to you then we will refund to you all monies paid for your booking. Our liability to you will not extend beyond this refund.
• We reserve the right to cancel your holiday at any time if we discover that you have not disclosed information which materially affects the holiday. This includes increasing the number of people staying in a cottage during the day or overnight or bringing pets which we had not explicitly agreed to accept at the time of booking.

Website
• We make every effort to ensure that the information and cottage descriptions contained on our are accurate but we reserve the right to make changes and we accept no liability for minor inaccuracies.

Liability
• Our liability for damage, loss or injury including loss or damage to vehicles and their contents and to the personal possessions you bring with you is excluded as far as permitted by law.
• All play equipment must be supervised by an adult at all times and is used at own risk. The proprietors accept no responsibility or liability for any injury or loss resulting from the use of the play equipment.
• All guest pets remain the responsibility of their owners at all times. Liability is not assumed in any way whatsoever by the proprietors for pets belonging to guests.

Your stay
• We reserve a right of access to the cottage at any time during your booking.
• For insurance reasons bookings are not interchangeable. For the same reason the property should not be sub let nor should the number of persons in occupation exceed the sleeping accommodation provided.

Games Room and Stables
• The games room is open from 10am to 9pm.
• It is not possible to provide heating for the games room.

Animals at The Forest
• Please do not feed any animals unless authorised by us. We can provide chicken feed if children wish to feed the chickens.  They must not be fed household scraps.
